Inventory Report
Our Inventory report details the condition of a property and its contents, which is taken prior to a new tenancy starting. It is therefore important that an Inventory is both in-depth and accurate, and that the Inventory is impartial. This has become particularly relevant since the introduction of the Tenancy Deposit Scheme Starting a tenancy with an inventory report protects all parties and avoids many issues and disputes, this is where Wizard is here to help. We outline the general condition of the property, disclosing any areas that need attention and general wear and tear of the property. We use an Inventory app which allows us to provide you with each report within a 24-hour period, all Inventories will have digital pictures to be reviewed alongside.
Check-in Report
Our service will allow you to remain impartial, as our clerk will meet the new tenants and go through the full inventory report; highlighting all conditions noted. This is all completed and agreed prior to the tenants moving in to ensure they agree on the condition of the property. We recommend this report as we aim to reduce the possibility of any disputes when the tenancy ends.
The check in report would also include in the number of keys that are issued, location of utilities, and meter readings.
Once this has been completed, any discrepancies would be noted and signed by both parties. This then forms a legal contract on the contents and condition of the property.
Check-out Report
This report is undertaken at the ending of the tenancy term. We will ensure the same clerk meets with the tenants to proceed through the earlier prepared Inventory / Check In report, this is to evaluate the state of all items with the condition at check in. We will note any damaged, lost or replaced items as well as examining the property in terms of cleanliness. Digital images will be taken of any deterioration. This will give allow the landlord to permit for any expenses that may be required following the tenancy.
Mid-term Report
A mid-term report is of excellent value to the landlord or the agent. Our clerk will stop by your rented property every 6 months or more if necessary and conduct an overview of the property. We will perform a detailed assessment of the property taking into consideration its condition and making a note of any repair or maintenance issues that the tenant may have. This enables you to keep track of your property or home and guarantee that there are no surprises at the end of the term. This report has proved extremely valuable for owners who may live out of the area / abroad, especially throughout the recent times we have found ourselves in in terms of local / national lockdowns.
